Remodeling Frequently Asked Questions
Choosing A Remodeler
Every homeowner wants a remodeling job done with professional skill and high-quality materials. Your home is your most valuable asset, so choosing the right remodeler is crucial. The challenge many homeowners face is wanting the best results at the lowest price. When price becomes the only focus, other important factors like reliability, communication, and craftsmanship get overlooked.
Remodeling also means having workers in your home for weeks or months, depending on the project. Some inconvenience is normal, but the experience can become stressful if the remodeler doesn’t respect your time, your space, and your family’s comfort. That’s why the goal shouldn’t be the lowest bid. It should be finding a trustworthy, professional remodeler.
A reputable remodeling company brings years of experience, strong supplier relationships, knowledge of building laws, accurate estimating, and up-to-date construction methods. If you find a remodeler you trust but their estimate is higher, work with them to adjust the scope rather than switching to a cheaper, less reliable option. Materials can be added later, but poor workmanship and bad service cannot be fixed.
When choosing a professional remodeler, focus on these key qualifications:
Experience: Longevity shows stability. Many construction firms close within a few years, so a company with a long history is more likely to finish your project properly and be available if issues arise later.
Reputation: Speak with past clients and, if possible, visit previous projects. Seeing how a company manages job sites and how satisfied their customers are gives you a clear picture of their professionalism.
Business Credentials: Membership in professional organizations shows that a remodeler stays informed and committed to high standards in the industry.
Licensing and Insurance: Always confirm the contractor’s license, proper permits, and active workers’ compensation and liability insurance. These protect you from financial and legal responsibility in cases of property damage, injuries, or issues that appear after the job is complete.
Proper insurance is especially important. Liability coverage protects against property damage, injuries to guests, and problems that arise after the project is done. Workers’ compensation ensures you are not held responsible if a worker is injured on your property.
Choosing a professional remodeler may cost more upfront, but it protects your home, your budget, and your peace of mind in the long run.
Remodeling Process
INITIAL CONSULTATION: Your project starts with a meeting with our design team. We take time to understand what you like, what you don’t, and what your family needs. During this visit, we review your ideas, discuss your budget, take reference photos, and measure the spaces you want to remodel.
DESIGN DEVELOPMENT: Our designers, project managers, and code experts then work together to shape your project. If you choose to move forward, we’ll sign a design agreement and begin reviewing material options, budgets, and early design concepts.
DESIGN SHOWROOM VISIT: Next, we meet in our showroom to go over drawings and plans. With advanced 3D renderings, you can clearly see how your remodel will look. This helps you make confident decisions as we fine-tune the design and update the budget as needed.
CREATION OF CONSTRUCTION DOCUMENTS: Once the concept is approved, our team prepares detailed construction documents, including floorplans, elevations, and renderings. These plans guide accurate bidding, engineering reviews, and permit estimates when required.
DEVELOPMENT FINALIZATION: We meet again to confirm the completed design and finalized budget. After approval, we sign the remodeling contract, outlining materials, payment stages, and the expected project timeline.
PRODUCTION PLANNING: When the contract is signed, we order materials, schedule the crew, and build the full project timeline. This includes everything from the pre-construction walk-through to demolition, framing, utilities, finishes, painting, and final checks.
PRODUCTION: Construction begins according to plan. Our team follows the schedule, completes each phase carefully, and addresses final punch-list items to ensure everything meets expectations.

Budgets and Pricing
Every part of our budgeting process is built to give you clarity and control from start to finish. We work hard to prevent unexpected costs, so you can move through your remodel with confidence and peace of mind.
Budget
Your project with Potomac Haus Design & Remodel starts with a detailed conversation about the work you want done, the issues you want to fix, and the budget you have in mind. After early site visits, our design team helps provide accurate budget guidance. This teamwork allows us to understand any unique challenges and build a realistic budget early in the process.
Design Agreement
A key early step is signing a Design Agreement. This allows us to share clear plans, design ideas, and cost analysis while preparing your remodel. Our team creates working drawings, floor plans, elevations, and 3D renderings to finalize your design. We also assist with choosing materials such as cabinets, countertops, flooring, and finishes. Once the initial plans are completed, we prepare a proposed budget and refine it together until it meets your expectations.
Contract
The final stage is creating the project contract. This document includes all specifications, materials, and details agreed upon during the design phase, giving you a clear picture of what will be delivered.
Handling Change orders
A change order is a written agreement between the homeowner and the contractor to modify the original remodeling contract. It can add work, remove work, or adjust details that were part of the initial contract documents. Change orders are a normal and accepted part of the construction industry, as they provide a formal way to update the scope of work.
Change orders may be needed for several reasons, such as code updates, unexpected issues discovered during construction, or homeowners choosing to add or adjust parts of the project. Potomac Haus Design & Remodel maintains an average change-order rate of only three to four percent, compared to a national average of 25 percent or more.
A low change-order rate shows that Potomac Haus invests the right amount of time in planning, design, and research. This helps ensure the project meets code requirements and aligns with the client’s goals from the very beginning.
